Uttar Pradesh Real Estate Recovery Authority(RERA) has increased its momentum for recovering dues from developers and ensuring timely refunds and possession for homebuyers. UP RERA has so far ensured recovery of Rs 1,410 crore in 5700 matters.
The pace of recovery has increased manifold since August 2023. UP RERA has so far ensured recovery of Rs 1,410 crore in 5700 matters, including Rs 861 crore in 3053 matters which were recovered between August 2023 to 15 July 2025, officials here on Friday claimed.

This is about 61 per cent of the total amount recovered so far. The momentum of recoveries is continuously increasing as reflected from the recovery of Rs 380 crore during 2023, Rs 463 crore during 2024, and Rs 251 crore during 2025 so far.
The recovery in the corresponding period in 2024 was Rs 244 crore.

In addition to the direct recoveries through the District and Magistrates, approximately 1650 recovery certificates have been settled mutually between the promoters and the allottees.
UP RERA has also ensured settlement in another 8500 matters having an estimated value of Rs 3,320 crore involving both matters of refund and possession of houses during the execution proceedings or through its conciliation forums established at Lucknow and Greater Noida.
In total, the claims of 15,850 allottee-complainants amounting to Rs 5,180 crore have been discharged/ settled either through the recovery or through settlement between the promoters and the allottees or settlement between the parties during the enforcement proceedings before the RERA Benches or through conciliation before the Conciliation Forum.
UP RERA Chairman Sanjay Bhoosreddy said that the increase in recoveries has been ensured through monthly reviews with the District Magistrates concerned and also by pressuring the defaulting promoters.
RCs are granted under Section 40 (1) of the UP Rera Act and Rule 23 of UP-Rera Rules. They are issued when homebuyers approach Rera against developers for refunds due to project delays or non-compliance. While the issuance of RCs falls under Rera’s purview, their realisation is the responsibility of district administrations.
